Situated in the grounds of an impressive country house, the Goat Shed is the stylishly renovated ground floor of a 19th century barn, with a kingsize four poster bed, claw foot bath and woodburning stove. Deer roam through the gardens, and our wood burning stove makes nights in perfectly cosy. A great spot from which to explore the forest, or simply relax in comfort.

Guests have the sole use of a contemporary purpose built self contained annexe within the grounds of a gated house in a private estate. Complete with underfloor heating, water softener, fitted kitchen with washer/dryer and use of the lower terraces and garden surrounding the main house which has magnificent views across the river Avon to the New Forest. We have fishing rights for the river at the bottom of the garden for any keen anglers. Coarse fishing byelaws apply, closed season 15/3-15/6.

Coachman’s Cottage is a converted Coach house and Harness room originally built in 1860. It is next door to the owner’s home. Southampton water is a short walk away, and the New Forest lies to the north. There are many local attractions near by including Exbury Gardens and the National Motor Museum at Beaulieu. The property is all on one level. Hythe is just over a mile away. There is a washing machine and tumble dryer available for guests in an adjacent building. Pub 200 mtrs walk away.

The Annexe benefits from its own parking, private entrance, patio, garden and views over adjacent fields - perfect for wildlife or star gazing on a clear night. Festoon lighting and a chimnea provide the perfect setting for relaxing outside in the evening. Or in the winter months the brand new log burner should keep you cosy. The Annexe contains everything you could need for a cosy break away.
