You'd love this smart studio in an iconic concierge building, the crown jewel of a leafy, resort-style campus opposite DC's Georgetown cafe & shopping area. It's minutes by foot from Rosslyn metro station -- a junction of 3 lines & big bus hub. Huge 10,000+ sq. ft. gym; free fitness classes; pool w/lap lanes; sauna; steam room; grocery; dry cleaner; hair salon -- all on-site. Walk-in closet, own Wi-Fi, granite counters, picture windows, gleaming bamboo floors, updated bath, built-ins galore.

El alojamiento
Coronavirus COVID-19 update: We've worked with our housekeeper to implement strict
sanitary and disinfection procedures. The in-house gym has been shut temporarily in line with social distancing and other requirements.

Still, it's hard to beat this ultra-convenient setting for a long-term stay, adjacent to the Potomac River, Georgetown and the monumental core of Washington D.C.

Important: 90-day minimum lease. Sorry, No pets. No inside smoking.

The unit features contemporary decor in a leafy, resort-style complex, two blocks from the Rosslyn metro stop. It's an ideal spot for touring D.C. -- only minutes' walk to metro, bus, bicycle-sharing stations and Zipcars. An uncommon collection of major attractions is within easy walking distance, along with many restaurants, coffee shops and convenience stores.

The fifth-floor studio showcased here combines gleaming bamboo hardwood floors, tiled galley kitchen, granite counters, wall-mounted 43-inch 4K Ultra High Definition LG internet-enabled smart TV (new in 2020), built-in desk, marble bathroom vanity, oak-clad bookcases and other built-ins and upgrades. The TV lets you log into any of your video streaming accounts such as Netflix, Amazon Prime, Hulu, Disney, YouTube, etc. It also pulls in more than 180 other channels.

The apartment is 401 square feet (37+ square meters). It includes its own, dedicated, individual Wi-Fi network powered by Comcast Xfinity. Also available is a free building-wide network.

The highly popular River Place South building houses a 10,000+-square foot fitness center with late-model cardio and strength equipment, stretching area, sauna and steam room. Free fitness classes typically include Yoga, conditioning and Tai Chi.

The studio itself is sunny with a large, high-efficiency, double pane, wall-to-wall picture window; roomy walk-in closet; built-in media center and bookcases. It's fully furnished in contemporary style and fully equipped, including hair dryer, microwave, coffee maker and DVD. All kitchenware and linens are provided.

From the apartment, you may walk across the picturesque Key Bridge to D.C.'s trendy Georgetown neighborhood of ethnic restaurants, lively clubs, movies, and busy nightlife plus Georgetown University. Also in easy walking distance is Theodore Roosevelt Island, an 88.5-acre nature preserve in the Potomac crisscrossed by trails and boardwalk that zips you from the urban environment.

The building, known as River Place South, is the most updated part of the gated community. A concierge is on duty in the upscale lobby. Community amenities include the resort-style outdoor pool with lap lanes and Jacuzzi-like hot whirlpool (open from Memorial Day to Labor Day). In addition to the in-house health club with late-model cardio and strength equipment and stretching area, River Place boasts an on-site grocery store open until at least 11 pm 7 days a week; hair salon; and on-site dry cleaner. On-site parking may be available by special arrangement @ $100 to $125 per month, depending on location.

Washer/dryers are located on the building's first floor, operated with a credit card, debit card or quarters.

Substantial improvements have been made to the building in the past few years, including an all-new lobby and mail room; new roof; all new double-pane windows; four new elevators; new hallway carpets: and a laundry room makeover, including advanced washing machines and dryers designed to text when a load is completed. The laundry room costs are limited to $1.50 per load for washing plus $1.50 for drying.

The River Place South building overlooks the Potomac River and DC monuments on one side. Elsewhere, it faces the Iwo Jima Monument National Park, home to the storied sculpture of the flag-raising by U.S. Marines during the World War II Battle of Iwo Jima. This studio enjoys a pleasant Rosslyn view, including what amounts to River Place's village square and front lawn.

The property lies close to jogging and biking trails along the Potomac, upscale shopping in nearby Clarendon and Georgetown, and acclaimed restaurants. Check out the terrace of the nearby Quarterdeck, a storied crab shack noted for Maryland Blue Crabs, crab cakes, oyster sandwiches, clam chowder and a tart, frozen Key Lime pie. What's more: just one block from the River Place gatehouse, Michelin-starred chef Fabio Trabocchi has crossed the Potomac River for the first time in his career to open a third location of his Northwest D.C. pasta house. A Michelin-starred chef's newest restaurant, that is, now highlights what would be the block nearest you.

Zipcar and Capital Bikeshare stations are also within seconds' walk of the gatehouse that controls vehicular access to the attractive campus of sturdy, medium rise, red brick buildings.

For touring, the location is perfect: the Rosslyn Metro station is a junction of the Orange, Blue and (newest) Silver metro lines. D.C.'s Ronald Reagan National airport is a straight shot by the metro's Blue line. Dulles International Airport is direct via the 5-A bus or the Silver Line and its companion express bus. Likewise, the Pentagon is direct, via the Blue line. And it's only one stop on the Orange line to DC's Foggy Bottom Metro station -- close to the U.S. State Department, the campus of George Washington University, the John F. Kennedy Center for the Performing Arts, and the World Bank. Separately, a splendid DC Circulator shuttle bus whisks you over the Key Bridge to Georgetown from Rosslyn and then to Dupont Circle, the heart of DC's intellectual life. Nearby are many of the nation's most prestigious think tanks and research institutions, including the Brookings Institution, the Carnegie Endowment for International Peace, Center for Strategic and International Studies, the German Marshall Fund, The Eurasia Center, the Peterson Institute and the Paul H. Nitze School of Advanced International Studies of The Johns Hopkins University. These think tanks host regular public policy-related events such as expert panel discussions that are free and open to the public. Check their online calendars for listings.

Restaurants, coffee shops, bank, Target Express, Safeway supermarket and CVS drug store are all just around the corner from the apartment -- on or next to Wilson Boulevard, Arlington's main thoroughfare. It'd be hard to find a more conveniently located spot in the greater Washington D.C. area.

NOTES: The Iwo Jima Marine Corps War Memorial adjacent to River Place is the traditional home of the Sunset Parade, a riveting free performance Tuesday evenings during the summer months by the United States Marine Drum and Bugle Corps with the Marine Corps Silent Drill Platoon. Crowds also gather at the Memorial on the 4th of July to watch the national fireworks display.

The D.C. Circulator bus runs among Dupont Circle, Georgetown and Rosslyn. For $1.00, you may hop on the Circulator at the corner of 19th St. N. and N. Moore St. -- about seven minutes' walk from River Place -- and shoot across the Key Bridge into D.C. For the return trip, pick up the bus in Dupont or Georgetown. Buses run every 10 minutes from 7:00 a.m. - midnight Sunday through Thursday and 7:00 a.m. - 2:00 a.m. on weekends. Separately, Georgetown University provides free shuttle service to its main campus.

There are two private long-haul bus companies that connect to New York City. Vamoose Bus provides service several times daily from N Lynn Street in Rosslyn -- about five minutes' walk from River Place -- to Penn Station/Madison Square Garden in midtown Manhattan. The cost start as low as $30.00 each way as of March 2020. *** Please be advised that due to government restrictions concerning COVID-19, Vamoose says on its website that it has suspended all bus service. . Tripper Bus, referenced below, says it plans to resume regular operation on May 15. DC Metro and bus service likewise has been disrupted. *** Tripper Bus provides daily service from nearby 1901 N. Moore Street to the Macy's flagship store on 34th Street in Manhattan, for a similar charge.

Otros aspectos destacables
The building's management office requires that you register as a resident for a minimum 90-day lease. This entails a one-time $25 charge per person payable by check or money order, not cash. Such registration clears you to use the in-house gym, outdoor pool, free fitness classes and other community amenities. It also yields a personalized electronic key fob to streamline access to the building. A separate lease-like document, to be supplied, is required to register as a resident. The building uses central heating and air conditioning, not individual thermostats. No smoking, No pets, per the housing corporation's rules.

I'm a career reporter, based for long stints in New York, Paris, Bangkok, Washington D.C. and, as a visiting professor, in Shanghai. Am happy to steer visitors to interesting spots in and around D.C. When I'm out of town, an in-house assistant manages key hand-offs and orientations to the property. As a guest, I pride myself on taking excellent care of others' homes. I like to err on the side of kindness, and appreciate others who feel similarly.
