Our charming SOFA District Victorian (on 2nd St.) is 5 - 10 minutes walking distance to San Jose McEnery convention center, center for performing arts, SJSU, restaurants, Tech Museum, rock climbing, Ritz & bars. SAP (Sharks & concerts) is a 15 minute walk. (We are in the real downtown perimeter.) The gated home has an old-fashioned front porch to relax. I am here or 1 of my 2 college kids, along with our precious cha-wiener doggie. This is Room 3 (of 3 locked rooms). Shared bathroom & kitchen.
One bedroom for up to two people in a queen bed. 4th door on the left with a #3 on the door.. There is a new guest fridge and freezer in the dining room if you need it (also has a cable tv on top). There are some toiletries in the drawer in case you forgot something. (There is also a shelf rack in the hallway with extra items as backup.) There are extra blankets on the closet shelf. There is a new smart TV in your room. There is plenty of closet space to put your belongings and there is a towel in the room and water bottle. The bathroom is shared with other guests so schedule time accordingly. (And only use main entrance to bathroom please.) The room is cozy and clean, but could eventually use 2 new windows. (Just got a new HVAC system and new large water heater, so need to be prudent with upgrades.) We like our property because it is walking distance and uber distance to many places - including the convention center, center for performing arts, tech museum, SJSU Shark Tank (SAP) etc. Downtown has much to offer as there are many restaurants, bars coffee shops, and workouts locations in walking distance. , If you want to venture out on a day trip, like Santa Cruz, Napa, Carmel, Capitola, San Francisco, Monterey etc., we have super easy access to the freeway. The 280 entrance is a couple blocks up. We are a very short uber ride from the airport as well which is convenient after a long flight. You are welcome to use the washer and dryer on the back porch, but please ask availability, and we ask a $2 donation per load for soap and pg&e. I usually have munchies out on the counter, so help yourself. Welcome to becoming part of our AirBnB family during your stay!
We are located in downtown San Jose. We are right next to 280 and 87 so if driving to other locations it is very easy access. When on foot, walk up First St. one block over and you will find Third Space Fitness if you want to work out, as well as yoga places, restaurants (a few blocks up first you will see quite a few and there is night life there too.) There are coffee shops around, and by the Fairmont (further down) many more restaurants and a large inexpensive gym and Starbucks.

Experience incredible comfort. We've taken lots of care to fill the space with quality goods and unique designs. This includes high thread count linens, dawn comforter and a fully stocked kitchenette so it is very functional. The studio is small, about 250 sf, and your own laundry room on the hallway is about 27 sf.
While we are incredibly close to everything business, we are also in the arts district and historical preservation area. We're next door to lots of boutique coffee shops, galleries, museums, theaters, fitness centers, and a ceramic studio, and we've included our recommendations in our guidebook. Another thing to note – as San Jose grows and large high-tech companies move in, our area is undergoing lots of transition. Like San Francisco, you will see both new developments popping up among historic older homes and homeless populations. Our Downtown Location; Easy Walking and Easy Parking Our apartment building is in downtown San Jose. To walk to the convention center, you need about seven minutes. The main nightclub and bar district is even closer. Below you can read details, especially about our location and sleeping arrangements, as these topics are more important to most guests. Our Location We are 0.5 miles (0.8 kilometers) away from the San Jose Convention Center, Tech Museum, Children’s Museum and light-rail station, 0.6 miles away from San Jose State University (SJSU), and 1 mile from the SAP Center. Across from the SAP Center is the Diridon Caltrain station (which takes you north to cities such as Mountain View, Palo Alto, Redwood City, and San Francisco). By car, we are: - one minute from route 280 (north or south), and five minutes to route 101 (and 87) - ten minutes from San Jose’s airport and more frequently visited districts (Willow Glen, Rose Garden, Japantown, Little Saigon, etc.). For free you are welcome to use our property’s back parking lot. If you need more parking, public parking is available down the street. Apartment Overview We offer four apartments, all in the same building with these common features: A) all private and separate living spaces, not shared with other guests (unless you include them in your group) B) spacious size (about 750 square feet or 70 square meters) C) two bedrooms, with a king bed and other beds to maximize occupancy (and save you money) D) two separate entrances, front and back, giving private access to each bedroom E) a comfortable bathroom with a custom-marble shower between the two bedrooms F) a full kitchen with granite countertops, a small dining table, stainless steel appliances and everything else a cook can desire (such as a gas stove and oven) G) five-star reviews H) the same daily rates and extra-person charges I) fast Internet and large-screen, high-definition “smart TVs” J) shared access to our basement laundry (and outside barbecue and sundeck) All apartments are of similar high quality, with slightly different configurations. They all have one king bed in one bedroom and 2-5 other beds in the other bedroom. When renovating the building a few years ago, we converted each apartment’s living room into a “second bedroom” to accommodate more guests (this allows you to avoid booking two places and incurring more cost). In other words, each apartment lacks a dedicated living room but one of the rooms easily serves as a living room (six of our eight bedrooms have at least one sofa, all bedrooms have a TV, and all apartments have a few tables). If you have a larger group and will fill both bedrooms and need additional space, you may consider the option of renting an additional apartment. About 1/2 of our bookings are groups of 3-5 people such as families or corporate teams (all men, all women, or a mixture of genders). The other half of our visitors comprise 1-2 people. All bedrooms have spacious king beds to please the picky single traveler or couple (like me and my wife). If you are traveling in a larger group, it may comfort you to know that we can host up to 25 adults in our four apartments. We sometimes have more than 30 guests at the same time but don’t recommend this. We can all enjoy our days more if we sleep great during the night, right? I strive to optimize the balance between cost, capacity and comfort. This “Sleeping” section is detailed, since some guests want to know where they or their group would sleep more specifically. But if you are traveling alone or with only 1-2 other people, you can probably skip these next sections (all you need to know is that all our beds and bedding are comfortable, and a king bed awaits you). To make it easier to remember each room, we call the front bedroom the Cactus Room (near our cactus garden); the rear bedroom is called the Sundeck Room, near our back sundeck. Sleeping: Overview of Each Apartment Separately Each of our apartments accommodates a different number of people, as follows: #1, downstairs, has a king bed in the Sundeck Room; the Cactus Room contains a bunk bed (with single on top and full/double on bottom), and queen sofa bed; #1 can sleep four people if each person wants his or her own bed; if people double up in the king and queen beds, six people can sleep comfortably in this unit. This apartment’s configuration is similar to #2, which is across the hallway downstairs. #2, downstairs, has a king bed in the Sundeck Room; the Cactus Room contains two bunk beds (single beds on top and bottom), a single bed and a long leather sofa (similar size as a single bed); #2 can sleep six people if each person wants his or her own bed; if people double up in the king bed and if one person uses the sofa (for which we have an excellent bed mattress), seven people can sleep comfortably in this unit. This apartment’s configuration is similar to #1, which is across the hallway downstairs. #3, upstairs, has a king bed and love seat in the Cactus Room, and the Sundeck Room has a queen leather sofa bed and a futon full/double futon bed; #3 can sleep three people if each person wants his or her own bed; if people double up in the king bed and queen sofa bed, five people can sleep comfortably in this unit. If the sofa bed is pulled out next to the futon sofa bed, it is tight when walking in that area but good for sleeping. This apartment’s configuration is similar to #4, which is across the hallway from #3. #4, upstairs, has a king bed and full sofa bed in the Cactus Room; in the Sundeck Room are a bunk bed (single on top, and a single or full/double on bottom) and sectional sofa; #4 can sleep four people if each person wants his or her own bed; if people double up in the king bed and sofa bed, six people can sleep comfortably in this unit. In addition, if you want to accommodate more people, our apartments have high-quality Sealy Posturepedic mattresses that can be placed on the floor. Notes: - each apartment has a bathroom and corridor separating each bedroom - to get to the kitchen, guests sleeping in the Cactus Room need to either A) walk through the corridor and Sundeck Room or B) walk outside the building by taking their separate exit (each apartment has two exits, through the corridor and through the kitchen) - the Cactus Room is about twice the size of the Sundeck Room - the prior owner used one of these two rooms as a living room but we use them both as bedrooms to accommodate larger groups If you have a larger group but want fewer people or only one gender sharing one apartment, look carefully at this configuration and remember that, if you need more space, you can book up to four apartments with me. It’s your choice if you want males and females to share, or not share, beds, bedrooms, or apartments. Some groups like to, or need to, squeeze into one apartment. For example, in the summer of 2016, one lady wanted to put 18 family members into one apartment (with some coaxing, she ultimately decided that three apartments would be more sensible). If families, friends or coworkers want to cram into one of my apartments, that’s fine with me, as long as they don’t complain later about having only one shower or too little space. When making the booking, unless we agree separately, you will be assigned as follows: if you have 2-3 people, the upstairs apartments #3 and #4 are more appropriate; if you have more than three people, the downstairs apartments #1 and #2 are better. If you decide to include more or fewer people before or during your stay, we can modify your fees accordingly quite easily through your booking website. Larger Groups and Events This home is ideal for larger groups! Not only can you enjoy our four apartments and many beds, you may especially enjoy our industrial-size barbecue and comfy sundeck out back. Larger groups tend to need a good washer and dryer for laundry, which we also have for your free use. And if you want to cook up a storm, we have large-capacity refrigerators as well as gas stoves and ovens (plus dishwashers, microwaves, etc.). Four cars fit in our back parking lot (one per apartment). If you need additional parking or have a larger vehicle that won’t fit easily through our narrow driveway, public parking is available a five-minute walk away ($5 per day). Besides taking good care of my property, the only big requirement of you is to follow our house rules (especially do not disturb our neighbors with parties or other loud noise before 9 AM and after 9 PM). Unless you book hotel rooms downtown at probably at a much higher cost, there is probably no other option as conveniently located and priced. (And remember, most hotel rooms accommodate only 2-3 people per room). Internet and TV Each apartment has two TVs and offers fast Internet and free Netflix. The room with the king bed has a 55-60 inch LED TV (it’s a “Smart TV,” that enables you to surf the Internet and use apps relating to YouTube, Yahoo, music, photo sharing, etc.). In addition, in the smaller “Sundeck” bedroom of each apartment, we have an additional ”Smart TV” (38-55 inches). Our Comcast Xfinity internet service is both wired and unwired, providing up to 150 Mbps in speed (shared by all guests). Pricing Our nightly fees vary from $120 to $400 per apartment, depending on the seasonal demand. (We target a cost of 50% of local, excellent hotels.) Each guest over two costs $30/night more. In addition, a cleaning fee of $100 per apartment and 10% city occupancy tax apply. Most booking services add a fee of 5-10%. We have a $500 refundable deposit on each apartment rented (a larger deposit can apply to a riskier group, like a bunch of students). To give you an example of our pricing, in the summer peak season our nightly rate is $200. If your group has five people, each night would cost $290 ($200 + 3 x $30). Five nights would cost $290 x 5 ($1450) + 10% occupancy tax ($145) + $100 cleaning fee, giving a total of $1,695. In addition, your security deposit is $500, returned by your booking service, typically within 5-10 days. Pricing is often set by the booking service, using data that reflect regional vacancy rates, quality of accommodation, etc. (“dynamic pricing”). If you have a larger group, you might find that two apartments might cost less than one apartment (or three might be less than two), as the fees for additional people add up fast. By not skimping on quality, we feel, and hear from guests, that our apartments are superior to virtually all hotels in San Jose, and provide important advantages like allowing you to 1) have a larger group at a lower cost, 2) cook your own food, and 3) have other benefits like a barbecue in back, free parking, free laundry, etc. If you are with an organization booking more than 30 nights per year with us, we can offer a 10% reduction off of our published rates after the 30th night. Next Steps Unless you have already booked my apartment, you are probably simply collecting information in order to make a decision. It’s your choice if you want males and females to share, or not share, beds, bedrooms, or apartments. Some groups like to, or need to, squeeze into one apartment. For example, in the summer of 2016, one lady wanted to put 18 family members into one apartment (with some coaxing, she ultimately decided that three apartments would be more sensible). If families, friends or coworkers want to cram into one of my apartments, that’s fine with me, as long as they don’t complain later about having only one shower or too little space. When making the booking, unless we agree separately, you will be assigned as follows: if you have 2-3 people, the upstairs apartments #3 and #4 are more appropriate; if you have more than three people, the downstairs apartments #1 and #2 are better. If you decide to include more or fewer people before or during your stay, we can modify your fees accordingly quite easily through your booking website. Larger Groups and Events This home is ideal for larger groups! Not only can you enjoy our four apartments and many beds, you may especially enjoy our industrial-size barbecue and comfy sundeck out back. Larger groups tend to need a good washer and dryer for laundry, which we also have for your free use. And if you want to cook up a storm, we have large-capacity refrigerators as well as gas stoves and ovens (plus dishwashers, microwaves, etc.). Four cars fit in our back parking lot (one per apartment). If you need additional parking or have a larger vehicle that won’t fit easily through our narrow driveway, public parking is available a five-minute walk away ($5 per day). Besides taking good care of my property, the only big requirement of you is to follow our house rules (especially do not disturb our neighbors with parties or other loud noise before 9 AM and after 9 PM). Unless you book hotel rooms downtown at probably at a much higher cost, there is probably no other option as conveniently located and priced. (And remember, most hotel rooms accommodate only 2-3 people per room). Internet and TV Each apartment has two TVs and offers fast Internet and free Netflix. The room with the king bed has a 55-60 inch LED TV (it’s a “Smart TV,” that enables you to surf the Internet and use apps relating to YouTube, Yahoo, music, photo sharing, etc.). In addition, in the smaller “Sundeck” bedroom of each apartment, we have an additional ”Smart TV” (38-55 inches). Our Comcast Xfinity internet service is both wired and unwired, providing up to 150 Mbps in speed (shared by all guests). Pricing Our nightly fees vary from $120 to $400 per apartment, depending on the seasonal demand. (We target a cost of 50% of local, excellent hotels.) Each guest over two costs $30/night more. In addition, a cleaning fee of $100 per apartment and 10% city occupancy tax apply. Most booking services add a fee of 5-10%. We have a $500 refundable deposit on each apartment rented (a larger deposit can apply to a riskier group, like a bunch of students). To give you an example of our pricing, in the summer peak season our nightly rate is $200. If your group has five people, each night would cost $290 ($200 + 3 x $30). Five nights would cost $290 x 5 ($1450) + 10% occupancy tax ($145) + $100 cleaning fee, giving a total of $1,695. In addition, your security deposit is $500, returned by your booking service, typically within 5-10 days. Pricing is often set by the booking service, using data that reflect regional vacancy rates, quality of accommodation, etc. (“dynamic pricing”). If you have a larger group, you might find that two apartments might cost less than one apartment (or three might be less than two), as the fees for additional people add up fast. By not skimping on quality, we feel, and hear from guests, that our apartments are superior to virtually all hotels in San Jose, and provide important advantages like allowing you to 1) have a larger group at a lower cost, 2) cook your own food, and 3) have other benefits like a barbecue in back, free parking, free laundry, etc. If you are with an organization booking more than 30 nights per year with us, we can offer a 10% reduction off of our published rates after the 30th night. Next Steps Unless you have already booked my apartment, you are probably simply collecting information in order to make a decision. Alternatively, if you want to book the apartment immediately, please go ahead with this option by accepting the apartment’s rates shown and calendar availability. We work on a “first come, first serve” basis. We encourage you to book rather immediately as demand is often high. About half my guests book instantly, without any questions or other discussion. Not all apartments are available at all times so if one apartment is not available, please check the availability of the other listings, using the links above. After booking my apartment, a few days in advance of your arrival, you will receive complete information to get situated, such as your keypad code (we don’t use keys). You may arrive any time after our 4 PM check-in; arriving earlier is usually possible, so that you can leave your bags when the apartment is being cleaned. Check-out time is 11 AM. In Closing We have tried our best to transform our apartments into a set of premier short-term residences in San Jose, proving a high degree of comfort to match the high degree of convenience of our downtown location. As you can perceive from the detail of my information and my five-star reviews, I am a careful property owner who has created a low-risk and high-value opportunity for you and your upcoming stay.

Our charming SOFA District Victorian (2nd St.) is 5 - 10 minutes walking distance to San Jose McEnery convention center, center for performing arts, SJSU, restaurants, Tech Museum, rock climbing, Ritz & bars. SAP (Sharks) is a 15 minute walk. This gated home in the real downtown has old-fashioned front porch sitting area. I am here or 1 of my 2 college kids, along with our precious cha-wiener doggie. This is Room 2 (of 3 locked rooms). Shared bathroom & kitchen. Microwave in room.
Room 2 is the 2nd room on the left, with a 2 on the door. It is the largest and has a king bed. There is a new guest fridge and freezer in the dining room if you need it (also has a small tv on top). There are some toiletries in your dresser drawer in case you forgot something, as well as, in the bathroom. (There is also a shelf rack in the hallway with extra items as backup.) There is a new smart TV in your room to stream your apps. There is plenty of open closet space to put your belongings and there is a towel in the room and water bottle. The bathroom is shared with other guests so schedule time accordingly. The room is cozy and clean, but could eventually use a new window and hard wood floor refurbishing. Some has been repainted already. (Just got a new HVAC system and new large water heater, so need to be prudent with upgrades.) We like our property because it is walking distance and uber distance to many places - including the convention center, center for performing arts, tech museum, SJSU Shark Tank (SAP) etc. Downtown has much to offer as there are many restaurants, bars coffee shops, and workouts locations in walking distance. If you want to venture out on a day trip, like Santa Cruz, Napa, Carmel, Capitola, San Francisco, Monterey etc., we have super easy access to the freeway. The 280 entrance is a couple blocks up. We are a very short uber ride from the airport as well which is convenient after a long flight. You are welcome to use the washer and dryer on the back porch, but please ask availability, and we ask a $2 donation per load for soap and pg&e. I usually have munchies out on the counter, so help yourself. Welcome to becoming part of our AirBnB family during your stay!
We are near the 280 and second St. overpass parking lot (created for convention center guests), but all guests can use that parking lot so it is convenient. It is free on weekends and evenings and only five dollars during the weekday. Parking in front of our home is free, but you can't park there on Tuesday nights due to street cleaners. (There are signs to remind you.) When you leave our house on second street and take a right you'll find a mariad of restaurants two blocks up- whether you take first Street second Street or third Street. If you want a far walk about a mile or so is San Pedro Square which has a bunch of posh restaurants. In the neighborhood it is changing quickly. Across the street they are putting a seven-story hotel. Directly behind that they will be building a 27 story condominium (tallest in San Jose - putting SOFA District on the map!) Kitty corner to that and across from the newly built Pierce condos will be another boutique condominium building named Sparque.
